Villa Renovation – Al Khawaneej

The Vision
This project involves the renovation of an older villa located in Al Khawaneej, Dubai. The house
was originally built several years ago and required a thoughtful redesign to adapt it to the needs
of its new residents.
The villa is home to two young couples with two children under the age of three, which meant
that the design needed to be both practical and family-oriented. A key priority of the project was
to create a comfortable and functional living environment while minimizing heavy structural
changes, allowing the existing spaces to be utilized as efficiently as possible.
One of the most distinctive features of the house was the presence of large windows that
allowed generous natural light into the interior spaces. To enhance the sense of openness and
improve circulation within the home, the kitchen was redesigned as an open kitchen, creating a
stronger visual connection between the living areas while adding a contemporary character to
the interior.
The orientation of the villa provided beautiful sunlight and natural views, but it also brought
challenges due to the intensity of the heat entering the house during certain times of the day. To
address this, carefully positioned partition walls and spatial dividers were introduced to help
control the amount of direct sunlight entering the interior while still preserving the brightness
and openness of the space.
